Seven Investment Tips Before You Buy a Plot in Rajahmundry

After two decades of developing layouts around Rajamahendravaram, the mistakes we see repeat themselves. These seven checks prevent almost all of them.

The seven-point buyer checklist

  • Read the encumbrance certificate for the last 15 years yourself
  • Match survey numbers on the EC, the layout plan, and the draft sale deed
  • Confirm the approval number with the issuing authority
  • Walk the plot and verify road access physically, not on paper
  • Ask whether registration happens on the spot, on the day of booking
  • Check for overhead lines, water bodies, and low-lying ground
  • Insist on written confirmation of what the developer will provide

Direct developer pricing means no agent commission. Always ask whether you are dealing with the developer or an intermediary.

Budget beyond the plot price

Registration charges, stamp duty, boundary walls, and future development charges all add up. Keep ten to fifteen percent of your budget aside for them.

Timing your purchase

Booking early in a layout release usually secures the better-positioned corner and main-road plots at the launch price. Those plots are also the easiest to resell later.
